Q&A

TOP 3 QUESTIONS

Rent Increases

Do you take care of rent increases?

YES! Unless you say otherwise, we will file the appropriate forms with your tenant(s) to increase rent at each permitted interval by the prescribed amount, without the need for a lengthy application to the Landlord and Tenant Board.

Service Calls

Can you call me before performing repairs?

Absolutely. You get to choose how we process service calls and repairs. Before we begin, we'll establish a preset dollar amount to be held in your account. All repairs costing less than this amount will be processed without you being bothered. This amount can be zero dollars, or as high as you like --the choice is yours.

Property Management

Why should I hire KT Property Management?

From preventing inconvenient tenant phone calls during soccer practice and dinner to handling rent increases, eviction notices, facilitating service calls and collecting rent; KT Property Management allows Landlords to invest their money and sit back and relax while their asset grows.

LANDLORD QUESTIONS

Our options for tenants to pay their rent are endless. From automatically withdrawing funds from their account to post-dated cheques, we can accommodate virtually anything. To ensure you get your money on time, our preference is always pre-authorized debit. Those payments are processed electronically and funds will be deposited directly into your bank account with each rent payment collected.

It’s not uncommon for us to receive phone calls from Landlords dealing with uncooperative tenants, and we’re happy to help. Our team will handle filing the appropriate notices to get things on track again, or to begin the eviction process.

Over our years of leasing properties, we’ve established a process to filter through tenants to find the best suited effectively.  This involves collecting supporting documents, contacting referrals, in-person interviews and more.  We minimize your risk by taking the time to follow our process.

Over the years, we’ve created a list of qualified, reliable, proven trades and companies that can complete virtually any task.  However, some Landlords prefer we use their contacts, which also works for us!  Simply give us a list of those people you want us to work with, and we’ll connect with them well in advance to establish a relationship.

From providing small welcome gifts to maintaining open lines of communication and quick response times, KT Property Management goes above and beyond to establish great relationships with tenants.  The more they respect us, the more they’ll respect your property.  In addition to our proven screening process, these efforts make a big difference.

We can legally visit your property by providing 24-hour notice to the Tenant. We exercise this right annually to complete a detailed condition report, take photos and ensure that the tenant has been maintaining your property.

The requirement of Tenant’s insurance is always at the discretion of a Landlord.  In most cases, it is required, and from a liability stand point, worth having.  Consult with your insurance companies to learn about the benefits it provides and double check with your Landlord, Realtor or Managment Company to see if it was listed as required in your Agreement to Lease.
