LANDLORD QUESTIONS
Our options for tenants to pay their rent are endless. From automatically withdrawing funds from their account to post-dated cheques, we can accommodate virtually anything. To ensure you get your money on time, our preference is always pre-authorized debit. Those payments are processed electronically and funds will be deposited directly into your bank account with each rent payment collected.
It’s not uncommon for us to receive phone calls from Landlords dealing with uncooperative tenants, and we’re happy to help. From filing the appropriate notices for eviction and demand of rent payments to attending hearings and mediations, we can handle it all.
Over our years of leasing properties we’ve established a process to effectively filter through tenants to find the best suited. This involves the collection of supporting documents, contacting referrals, one-on-one meetings and more. We minimize your risk by taking the time to follow our process.
Over the years, we’ve created a long list of qualified, reliable and proven trades and companies that can complete virtually any task. However, some Landlords prefer we use their contacts, and that works for us too! Simply give us a list of those people you want us to work with and we’ll connect with them well in advance to establish a relationship.
From providing small welcome gifts to maintaining open lines of communication and quick response times, KT Property Management goes above and beyond to establish great relationships with tenants. The more they respect us, the more they’ll respect your property. In addition to our proven screening process, these additional efforts make a big difference.
We’re legally allowed to visit your property by providing 24-hours notice to the Tenant. We excercise this right on a semi-annual basis (providing more than 24-hours notice!) to complete a detailed condition report, take photos and ensure that the tenant has been maintaining your property.

The requirement of Tenant’s insurance is always at the discretion of a Landlord. In most cases, it is required, and from a liability stand point, worth having. Consult with your insurance companies to learn about the benefits it provides and double check with your Landlord, Realtor or Managment Company to see if it was listed as required in your Agreement to Lease.
